Whose Equity Do You Want to Build: Your’s, or Your Landlord’s?

Feeling super passionate about this topic as rent rates continue to rise, (and it’s no secret that, based on historical data, they will continue to increase overall as our years progress.) If you’re currently renting, or considering moving in that direction,  you should most definitely read on!

As a previous renter, I completely understand the appeal. Steve and I rented our first home together and we look back on those years with great memories, but I cringe when I think about our hard-earned money we essentially blew, while our landlord gained all the equity!

The thought of taking on the responsibility of a mortgage has the tendency to deter people from purchasing their own home, but it’s important to realize that (unless you’re living rent-free) you -are- paying a mortgage… either yours, or your landlord’s.

Another common intimidating factor when it comes to buying a home is the downpayment. Many believe that 20% is required, but did you know that in 2018, the median down payment on approved loans was only 5%? This little-known fact is so significant when it comes to your purchasing power!

Lake Tapps Life: A Winter Wonderland!

Is there anything better than a surprise snow day here in the Pacific Northwest? One of the many things I love about living in the Lake Tapps neighborhood is that, due to its elevation,  if there’s a chance of snow in the local forecast, you can bet your bottom dollar that the magical fluffy stuff will make its appearance!

Today, with nearly all Western Washington area schools being delayed or closed, neighbors were out and about, taking snowy walks, sledding down any hill that could be found, building snowpeople, and making snow angels. So much fun!

I don’t know about your favorite fido, but my pup LOVES running (and rolling!) around in the snow! (The perfect precursor to lots of snuggles once we’re home and all dried off, cozied up watching the snow out the window). Check out Max, all smiles, loving that snow life.

There’s just something about the stillness that the snow brings. Whatever this snowday brought you, I hope it allowed for some time to relax, slow down, and truly enjoy the moment.

Lake Tapps Life: Fun Year-Round!

Did you know you don’t have to live –on– Lake Tapps to enjoy the awesome perks of a waterfront lifestyle?

Neighborhood homeowner associations surrounding the lake provide residents with exclusive access to the lake’s many private parks, (and take it from one of those residents and her water-loving Golden Retriever, it’s seriously amazing all year-round)!!

So what’s there to do in the winter you ask?

In my opinion, nothing beats a relaxing walk around the glassy lake! Bundle up, grab your to-go mug, and you’ll be set! Here’s a pic of Max and I on this morning’s walk:

Have Fido run off some steam at one of the dog-friendly private parks (if your pup is anything like my Mer-Dog, they will end up in the water regardless of the temp!)

Insider Tip: take advantage of the calm water during the winter months for some choice kayaking, fishing pole optional 🙂

Got Buyer Fatigue? 2019 Brings Hope!

It’s no secret that in our local market, low inventory and rising home prices, combined with increasing interest rates made it pretty challenging for buyers in 2018. Well, I’m here to excitedly share that 2019 brings much hope, especially for those who may be feeling jaded by the fatigue that 2018 brought.

Throughout 2018 until mid-November, interest rates for a 30-year fixed-rate mortgage climbed consistently. That rise halted in December, as rates returned to levels that we saw back in August, closing the year out at 4.55%. Now, in 2019, mortgage rates continue to decline, with the 30-year fixed-rate mortgage dipping to 4.51%.

Combine that with increased inventory in most local neighborhoods, and we’ve got one exciting opportunity for buyers. (Check out my website,, for local neighborhood market stats, and click here to reach out to me if you’d like information on any neighborhoods that aren’t already listed!)

The big question is, will this trend continue? According to the latest forecasts from Fannie Mae, the Mortgage Bankers Association, and the National Association of Realtors, mortgage rates will increase as we continue moving through 2019, but not as quickly as they rose in 2018. Here’s a snapshot of those forecasts:

The most important thing to understand is that even a small increase or decrease in interest rates can impact your monthly housing cost, and home price and inventory directly impact your buying power.
